By the end of 2030, the capital will be replenished with six new large business centers with a total area of about 3.1 million square meters. Most of the proposed projects (about 90%) will belong to the highest classical level ("class A") and will be located outside the central ring road (TTK) - about three quarters of all new buildings will be located there.
Almost half of all new development (about 3.1 million square meters) will be united around several developing areas, which will soon be able to turn into full-fledged business zones of the city. Among them, such areas as the new business center "Big City", Khodynka, Savelovsky, Kaluzhsky, the Northern Port area and the Southern Port area stand out.
According to preliminary estimates, the cost of the initial purchase of offices in these areas in the first half of 2025 fluctuated in the range of about 469,864 rubles per square meter (taking into account the tax component). The highest average price threshold is set in the "Big City" zone - here the cost reaches the level of 482,109 rubles per square meter; the figure is slightly lower in the Khodynskaya Street area - about 481,663 rubles per square meter (also including taxes).
There is a steady trend of rising prices for newly built office spaces. The average cost of acquiring class "A" offices from the beginning of 2021 to the end of 2024 increased by an impressive 45% and reached a mark of over 450 thousand rubles per square meter. Experts believe that by the beginning of the next year, 2026, the average price will closely approach the mark of 500 thousand rubles per square meter, and in the most popular and actively growing new business centers, the cost is quite capable of stepping over the specified threshold.
