Shortage of vacant premium office space in Moscow

13.10.2025

The limited supply of commercial space is forcing the target audience to acquire entire blocks of real estate during the construction phase, providing investors with a stable income and attractive returns of up to 30-40%.

The capital's real estate market is experiencing an acute shortage of high-quality Class A office space. The vacancy rate as of the first half of 2025 is approximately 5%, and the rate of occupancy of new properties significantly exceeds the volume of new space delivered. For this reason, many companies are forced to maintain existing leases despite rising rental rates.

The volume of commercial space delivered in Moscow was slightly below expectations: Some analysts predict a further decline.

The most advantageous offers disappear from the market almost instantly. The location of the property, as well as its accessibility by transport, play a crucial role.

As a result, the main way to acquire high-quality office space is by purchasing large blocks during the construction phase. According to experts, such purchases account for approximately 30% of all space sold.
