Rapid growth in rental rates in coworking spaces in St. Petersburg

According to the results of last year, there are 63 flexible office spaces in the city, covering approximately 72,000 square meters. Three of these facilities opened in 2025.

Analysis of price dynamics revealed a significant increase in average rates for workstations managed by network operators in flexible offices: +12% for non-fixed space (costs reached 21,300 rubles per month) and +14% for fixed-rate space (prices rose to 27,200 rubles). In fact, the actual price of a flexible office, especially a large one, may be lower, since the calculation is based on an average.

Therefore, rates in flexible office spaces are growing faster than in traditional office spaces, where rates have increased by 9-10%.

As experts note, in a competitive environment and the current market situation, the key determining factors will be: office functionality, design, and service offerings.
