A New Approach to Creating Parking Zones in Moscow

17.11.2025

Modern business center projects in Moscow are characterized by a significant reduction in parking spaces compared to previous projects.

Previously, the presence of ample parking areas was perceived as a competitive advantage for a property. Today, this attitude has changed radically: parking spaces are no longer considered a key advantage, but rather an important component of urban design, reflecting the quality of the urban environment and the level of convenience of living and getting around.

Analysis shows that the average parking-to-leasable area ratio in existing Prime, A, and B-class business centers currently stands at approximately one space per 77 square meters. Meanwhile, in new buildings scheduled for completion in late 2025 or early 2026, this ratio has reached a record low of one space per 99 square meters.

However, it is important to note that each project requires an individual approach that takes into account the specific infrastructure, passenger traffic, etc.

Another key milestone was the release of a new office property classification in 2024. This marked the first time the prestigious Prime class was introduced, which included strict criteria for assessing parking infrastructure depending on the property's geographic location.

Today, location directly in the city center has ceased to play a decisive role in attracting tenants, as transportation has developed in other areas of the city, creating an accessible environment where convenient access to metro stations, well-developed bicycle infrastructure, and high-quality walking conditions have become especially important.

Therefore, user comfort, the environmental friendliness of the environment, and the buildings themselves are now more important than the mere number of parking spaces.
